More new inventory came on, but fewer commitments and fewer closes — absorption is softening, which is why active inventory is growing. Prices held essentially flat at the median. The biggest band shift was the $1,500–$1,999 zone thinning by five listings, while the $2,500+ premium bands grew by five combined — higher-end stock is sitting a little longer this week.

Geographically, Winchester proper shrank by two listings while Stephenson (9 → 12) and Lake Frederick (4 → 7) both saw ~75% week-over-week growth in active inventory.

There are 132 active rental listings across Winchester and Frederick County as of this morning. Here's how the asking prices break down:

The middle of the market — anything between $1,500 and $2,500 — accounts for 74 of 132 listings, which lines up with what we'd expect for a typical week here. Sub-$1,500 inventory is unusually deep this week with 30 options; six months ago that band routinely sat in the teens.

Winchester proper continues to carry the bulk of the inventory (about two-thirds of actives). Stephens City is the second-deepest market, which is where most of the family-sized detached rentals are concentrated.

My read

37 new listings against 5 pendings and 19 closes means inventory is building faster than it's clearing right now — a buyer's (renter's) market signal, especially in the under-$1,500 band where there's real choice for the first time in a while. If you're considering listing, the $2,000–$2,500 zone is the most crowded (42 actives competing); price discipline and good photos matter more there than they do at the high end.
