This week brought 29 new rentals onto the market. Right now there are 173 rentals actively listed or pending across our coverage area (Frederick County VA + the independent city of Winchester). 9 properties went pending or active under contract this week, and 20 new leases officially closed.
What you can rent — high and low
Active asking rents this week run from $950 all the way up to $3,900 per month. That's a wide spread, and it tells you something important: this is not a one-size-fits-all rental market.
Where the inventory actually is
Here's the picture once you break it down by what people actually pay:
Under $2,000/month: 71 active, 1.8 bd / 1.3 ba on average; 8 pending / under contract; 9 recently closed.
$2,000 – $3,000/month: 70 active, 3.3 bd / 2.7 ba on average; 17 pending / under contract; 11 recently closed.
$3,000 and up: 6 active, 4 bd / 2.8 ba on average; 1 pending / under contract.
What it means if you're renting (or thinking about it)
The under-$2,000 band is consistently the most competitive — fewer listings, faster turnover. If that's your budget, plan to move quickly and have your application packet ready before you tour. The $2,000–$3,000 band tends to give renters the most actual choice in our market. Above $3,000, you're typically looking at larger single-family homes — fewer of them, but they sit longer, so there's more room to negotiate.
