This week brought 35 new rentals onto the market. Right now there are 161 rentals actively listed or pending across our coverage area (Frederick County VA + the independent city of Winchester). 8 properties went pending or active under contract this week, and 22 new leases officially closed.
What you can rent — high and low
The most affordable active rental on the market right now is $850 · 1 bd · 1 ba · 150 North Hayfield Road, Winchester. At the top of the market, the priciest active listing is $3,900 · 4 bd · 2.5 ba · 1950 Melvor Ln, Winchester. That's a wide spread, and it tells you something important: this is not a one-size-fits-all rental market.
Where the inventory actually is
Here's the picture once you break it down by what people actually pay:
Under $2,000/month: 68 active, 1.9 bd / 1.4 ba on average; 8 pending / under contract; 7 recently closed.
$2,000 – $3,000/month: 63 active, 3.2 bd / 2.7 ba on average; 16 pending / under contract; 12 recently closed.
$3,000 and up: 4 active, 3.2 bd / 2.7 ba on average; 2 pending / under contract; 3 recently closed.
What it means if you're renting (or thinking about it)
The under-$2,000 band is consistently the most competitive — fewer listings, faster turnover. If that's your budget, plan to move quickly and have your application packet ready before you tour. The $2,000–$3,000 band tends to give renters the most actual choice in our market. Above $3,000, you're typically looking at larger single-family homes — fewer of them, but they sit longer, so there's more room to negotiate.
